What a Roof Replacement Costs in Durham (2026)
Roof replacement cost Durham homeowners are quoted this year runs from about $9,000 on a small bungalow with a simple gable to over $35,000 on a Treyburn custom with fifty squares of hip roof. That's a wide range, and most of it is explained by three things: the size of the roof, the shape of the roof, and what's under the shingles. Here is how the number is built.
The per-square number
Roofers price by the square — 100 square feet of roof surface, not floor area. In Durham and the Triangle in 2026, an architectural shingle replacement with a full tear-off runs $450–$800 per square installed. That includes:
- Tear-off and disposal of one layer
- Synthetic underlayment over the whole deck
- Ice-and-water membrane in valleys, around penetrations and along the eaves
- Architectural shingles from a major manufacturer, algae-resistant, six nails per shingle
- New drip edge, pipe boots, step flashing and counter-flashing
- Ridge vent
- Permit where required, and a magnet sweep of the yard
The low end is a simple gable roof at a walkable pitch. The high end is a steep, cut-up roof with a chimney and dormers where the crew spends half the day cutting flashing.

Roof area is bigger than floor area. A 2,000 sq ft two-story has about 1,000 sq ft of footprint, but the pitch, the overhangs and the garage push the roof to 2,400–2,800 sq ft. A one-story ranch of the same floor area has a roof nearly twice as large per square foot of living space, which is why the ranch and the two-story land in similar ranges.
The older-house surprise
This is the part of a Durham roofing quote that catches people. On the 1920s–50s houses — Trinity Park, Watts-Hillandale, Old North Durham, East Durham, the mill villages — two lines show up that a Cary quote never has:
Extra layers. A lot of these roofs have never been torn off. The original shingles went on over the original wood shingles or over tar paper on boards, and two more layers followed. Removing each extra layer adds $1,000–$2,500 in labor and dumpster weight, and three layers can't be walked safely until the top one is off.
Board decking. Under the layers are 1x6 or 1x8 boards, often with gaps of an inch or more from 80 years of shrinking. Modern shingles need a solid nailing surface; the code calls for gaps under a quarter inch. We overlay with plywood at $90–$150 per sheet, which on a 15-square roof is 45–50 sheets, or $1,500–$4,000 more than a plywood-decked house.
So a small bungalow that should be a $10,000 roof can honestly be $14,000, and a roofer who quotes $9,000 without opening the attic hasn't seen the boards.
Metal, for comparison
Standing-seam metal in Galvalume with a Kynar finish runs $1,000–$1,800 per square installed, so two to three times the shingle price: $28,000–$48,000 on that 2,000 sq ft two-story. What moves the price up or down
- Pitch. Over 8/12, the crew needs staging and moves slower. Add 10–20%. Most of the 1990s subdivisions south of I-40 are 8/12 or steeper.
- Complexity. Every valley, dormer, skylight and chimney is flashing work. A dozen-plane hip roof costs more per square than a two-plane gable of the same size.
- Decking. Beyond board overlay on old houses, soft plywood on newer ones is replaced per sheet. A 1990s house with a long-ignored valley leak might need four or five.
- Shingle line. Standard architectural to a designer profile or a Class 4 impact shingle adds $30–$80 per square.
- Access. Downtown lots with no driveway, a fenced back yard, a pool between the truck and the back slope.
- Timing. Prices don't move with the calendar, but after a named storm the schedule does. Non-emergency replacements can run three to six weeks out in October.
What a cheap quote is missing
A quote $3,000 under the others is missing something, and it's usually one of these: it's a roof-over instead of a tear-off, it's felt instead of synthetic underlayment, it has no membrane, it reuses the old flashing, or "decking as needed" isn't priced at all so the number grows on the day. Paying for it
Insurance pays for sudden damage, not age; see the storm damage page for what that means in practice.
