Roofing in Chapel Hill and Carrboro

The town sorts into a few roofing worlds. Lake Forest, Coker Hills, Greenwood, Morgan Creek and the Gimghoul neighborhood are 1950s–70s houses — long ranches and split-levels with low-pitch roofs, brick chimneys, and a canopy of white oak, willow oak and loblolly pine that was already mature when the houses went in. Southern Village, Meadowmont and the Briar Chapel side of things are 1997–2015 two-story homes with steep, cut-up roofs, plenty of valleys and dormers, and architectural shingles now at or past 20 years on the earliest phases. Governors Club, Chapel Ridge and the Mount Carmel Church Road corridor carry larger custom homes with 40–60 square roofs, often with slate or metal accents. Carrboro is a mix of 1940s mill houses off Main Street and 1980s–2000s infill.

Roofers Chapel Hill, NC homeowners hire deal with two things more than anyone else in the region: shade and trees. A roof that never sees direct sun holds moisture, and the algae and moss on the north slopes in Lake Forest are especially thick. And when a remnant saturates the clay, the oaks in Coker Hills drop limbs that weigh more than a car.

Common roof problems in Chapel Hill

  • Moss and algae under the canopy. On a roof shaded all day, algae streaks turn into a moss mat that lifts the shingle edges. Soft-wash treatment is $300–$600; if the granules under the moss are gone, it's replacement.
  • Low-pitch leaks on 1950s–60s ranches. Original 3/12 and 4/12 roofs with shingles that were never meant for that slope, leaking in wind-driven rain at the eaves and where the porch roof meets the wall.
  • Oak and pine limb strikes after September remnants. Tarping, then a decking and shingle repair, usually $800–$2,500.
  • Valleys and dormer flashing on the cut-up Southern Village and Meadowmont roofs. A valley re-lay with membrane is $500–$1,200.
  • Chimney flashing on the brick ranches, flashed once in 1962 and tarred over three times since. $600–$1,500 done right.
  • Attic ventilation on the 1960s houses with gable vents and no soffit intake, cooking the shingles from below.

Repair, replacement and inspections in Chapel Hill

  • Roof repair — roof repair in Chapel Hill is mostly leaks, flashing, boots and limb damage; most jobs $300–$1,500
  • Roof replacement — architectural shingles, $450–$800 per square; a Southern Village two-story typically runs $13,000–$22,000, a Coker Hills ranch $10,000–$16,000
  • Storm damage repair — tarping, what to photograph and how claims work after remnants and thunderstorms
  • Roof inspection — a roof inspection in Chapel Hill matters most when you're buying, because due diligence is short
  • Metal roofing — standing seam for the custom homes out Mount Carmel Church Road and the modern builds in Carrboro

When you compare quotes from a roofing company in Chapel Hill, ask for the shingle line, the decking allowance per sheet and the workmanship term in writing. Our post on questions to ask a roofing contractor has the full list.

Permits, HOAs and the historic district

Whether a re-roof needs a permit depends on the scope — check with the Town of Chapel Hill or Orange County, whichever covers your address, and ask your roofer who pulls it and whether it's in the price. Southern Village, Meadowmont and Governors Club have architectural review that cares about shingle color and, for metal, material; ask your roofer for the spec sheet and color sample before anything is ordered. If your house is in one of the historic districts around Franklin Street and Gimghoul, check with the Town before you pick a material.

Nearby

Carrboro, Hillsborough, and the Orange County countryside between them. For roof repair, Hillsborough, NC has the same mix in miniature — West Hillsborough mill houses, 1990s subdivisions off Orange Grove Road, and farmhouses north toward Cedar Grove — and roofers in Hillsborough see the same tree and flashing problems. See the cost page for typical numbers.

Roof installation in Chapel Hill: what to expect

A new roof on a Chapel Hill house goes the same way as anywhere in the Triangle, with a few local twists. Access is the first one. Many of the lots in Lake Forest and Morgan Creek are steep and wooded, with long driveways, so ask where the dumpster or trailer will sit and how the crew will protect the lawn and beds. The canopy is the second. Before a tear-off, it's worth having overhanging limbs trimmed so the new shingles start their life in more sun and less debris. The third is approval: in the HOA neighborhoods and the historic districts, the color and material need a yes before anything is ordered.

What to check on your own roof

  • The north and shaded slopes. Moss, thick algae, or shingle edges lifting under it.
  • Valleys and the area behind chimneys. Leaves and needles collect there and hold water.
  • Gutters. Overflowing gutters under oaks are often the first sign of rot at the fascia.
  • The attic. Damp spots, rusty nails and buried soffit vents, especially on the 1960s ranches.
  • Branches. Anything touching the roof, or dead limbs above it.

Getting affordable, honest quotes

Affordable roofing in Chapel Hill doesn't mean the cheapest number. It means a price that covers everything the roof needs, so there are no surprises once the old shingles are off. Get two or three written, itemized estimates and compare them line by line: shingle line, underlayment, membrane in the valleys, decking price per sheet, new flashing, ventilation, cleanup and the workmanship term in years. If one is far below the others, ask what it leaves out. Repair and replacement estimates from local roofers are usually free; a formal written inspection report typically runs $150–$300.

Common mistakes under the trees

  • Pressure-washing moss off. It strips the granules. Soft-wash treatment is the safe way.
  • Leaving branches over a new roof. The debris that wore out the last roof will wear out the next one.
  • Choosing a dark color for a fully shaded roof without asking about algae-resistant shingles.
  • Patching a 3/12 ranch roof with ordinary shingles where a low-slope material would hold up better.

Questions to ask a Chapel Hill roofer

  • Will you walk the roof and go in the attic before pricing it?
  • How will you protect the yard, the beds and the driveway?
  • What's the decking price per sheet if you find rot?
  • Is the shingle algae-resistant, and is the color approved by my HOA?
  • Who checks the permit question with the Town of Chapel Hill or Orange County?

Questions roofers get asked

My roof is covered in moss. Does that mean it needs replacing?

Not necessarily. If the shingles still have their granules under the moss, a soft-wash treatment and trimming the branches that shade the slope can buy years. If the moss has lifted the edges and the granules are gone, the moss was the last stage. A roofer can tell from the roof, not the driveway.

Is emergency roof repair different in Chapel Hill?

Not much: limbs from the big oaks and pines are the usual cause, and the order of steps is the same — make the house safe, tarp, photograph, call your insurer. The storm damage page walks through it.

Buying a house in Chapel Hill?

Check your contract's due-diligence date and book a roof inspection early, because the roof is often the line item that moves negotiations. Ask for a written report with photos and repair prices; the roof inspection page explains what it should cover.

Should I trim trees before a new roof goes on?

Usually, yes. Limbs touching or hanging over the roof drop debris, hold shade and moisture, and scrape shingles in wind. A tree service can trim before the roofers arrive, so the new roof starts clean and dries faster after rain.
