Roof repair in Durham
Durham has two roof populations and they fail differently. The 1920s–50s houses in Trinity Park and East Durham leak at chimneys, porch roofs and gappy board decking. The 1990s subdivisions off NC-54 leak at valleys, boots and skylights. Either way, the fix is usually one spot and $300–$1,500, and we locate that spot from the attic before we write a number.
Old house or new house? The leak is different
The mill-village houses and bungalows built between the 1920s and the 1950s were decked with 1x6 boards that have shrunk until a nail can miss wood entirely, and many carry a second or third layer of shingles because nobody tore off the last one. Their brick chimneys were flashed with tin and tar the year the house went up and never touched again, and their front porches are pitched at 2/12 or flatter, which shingles were never designed for. When one of these houses leaks, the chimney and the porch are the first two places we look.
The subdivisions that filled in from the 1990s onward — Woodcroft, Parkwood, the streets off Fayetteville Road toward Southpoint, Treyburn up north — went up fast with a lot of roof planes and plumbing vents on every slope. Their weak points are the rubber pipe boots, which crack after a decade of Piedmont sun, the valleys where two steep planes dump into one channel, and skylights flashed by whoever was on the crew that day. These roofs are also hitting 25–30 years old right now, so a leak is sometimes the roof telling you it is finished.

How a repair visit goes
We do not quote a leak from the driveway. The first stop is the attic hatch with a flashlight, because water travels down a rafter before it drops onto drywall, and the ceiling stain is often six feet from the entry point. Once the wet trail on the underside of the decking points to a spot, we walk the roof above it and check every penetration and flashing within reach. When nothing is obvious, one of us runs a hose across the roof in sections while the other watches from inside; half an hour of that finds nearly everything.

How soon can you get to an active leak in Durham?
Water coming in moves ahead of everything on the schedule, typically within two or three days. After a September remnant we tarp first and come back for the permanent fix once the decking has dried. If water is dripping from a light fixture or ceiling fan, kill that breaker and call; that is the one case we treat as a same-day visit.
Will the patch match my roof?
Close enough that it disappears from the street within a season. A roof that has spent fifteen summers under pine pollen and algae has faded, so a fresh patch reads a shade darker until it weathers.
My 1930s house has three layers of shingles. Is a repair still worth it?
We can patch through three layers, but we will say plainly that it is a short-term fix. The bottom layer on those East and West Durham houses usually sits on board decking with wide gaps, so the next leak is a tear-off. We price the patch and the tear-off together so you can plan.
