Why northern Durham County went metal first

The metal roofing Durham, NC farmhouses have carried since the 1950s was 5V crimp galvanized steel, screwed to purlins over a barn or a two-story frame house, and a lot of it is still up there. It rusts at the cut edges, it's loud, and the screws back out every 15 years, but it has outlasted three generations of shingles on the houses next door.

Standing seam versus exposed fastener

Standing seam — panels with raised, interlocking seams and concealed clips that let the metal expand and contract. No screws through the panel face, so no gaskets to dry out. Exposed fastener (ag panel, 5V, PBR) — panels screwed through the face with gasketed screws. Cheaper, fine on a barn, shed, porch or workshop, and common on farmhouses in northern Durham County too. On a home, the two thousand gaskets each become a maintenance item around year 15–20. $700–$1,200 per square installed.

Both are roughly two to three times the cost of an architectural shingle replacement. The math works if you're staying 15 years or more, if the house is under pines and you're tired of limb damage, or if you're building new and want to never think about it again.

What the job involves

A full metal roof installation starts with a tear-off (most roofers won't put metal over shingles on a house; the old roof traps humidity against the deck), then decking repairs, high-temperature underlayment, and panels roll-formed on site or shop-cut to your exact rafter lengths. Trade-offs, honestly

Metal is louder in heavy rain unless the attic is insulated well. It shows dents from large hail, which is occasional here. The color you choose is the color for 40 years. What to check before you choose metal

• The covenants. Read your HOA documents, or ask the board, before you get quotes. Some approve standing seam in certain colors only.
• The decking. Metal goes over a solid deck. If the house has 1x6 board decking with gaps, plan for a plywood overlay.
• The attic. Metal doesn't fix poor ventilation. Open soffits and a working ridge vent still matter for the deck and the house.
• The trees. Metal shrugs off needles and most limbs, but a pine trunk is still a pine trunk. Have a tree service look at anything leaning.
• How long you'll stay. The math works best if you'll own the house for 15 years or more.

Metal quotes are harder to compare than shingle quotes because there are more ways to cut corners that you can't see from the yard. • Mixing metals. Copper or plain galvanized pieces touching Galvalume can corrode it. Ask what the flashing and trim are made of.
• Walking on the panels carelessly. Satellite installers and gutter crews can dent or scratch a finish. Ask them to stay off the flat of the panel.
• Caulk as flashing. A metal roof needs proper flashing at walls and chimneys, not a bead of sealant.
• Skipping the snow and ice question. Durham ice storms are rare, but sheets of ice can slide off metal onto a walkway. Ask whether snow guards make sense over a door.
